Homeowners' association (wspólnota mieszkaniowa)

All the owners of units in one building or property. It comes into being by operation of law when the first unit in the building is established as separate property belonging to someone other than the previous owner.

The association manages the common parts, adopts resolutions and sets advance payments for upkeep costs. It often entrusts day-to-day management to a property manager.
