Down payment / own contribution (wkład własny)

The part of the property price you pay from your own money rather than from the loan. Its size affects the LTV, the margin and whether the bank will grant the loan at all.

In line with KNF recommendations, banks usually expect at least 20% of the property value, and with additional security, e.g. low down payment insurance, they accept 10%. Some public programmes allowed part of the down payment to be replaced with a guarantee — check what is available at present.
