Valuation report (operat szacunkowy)

A document drawn up by a licensed property valuer that sets the value of a property and describes how it was calculated. The bank uses it to assess the security for the loan.

For a loan, the valuation is usually commissioned by the bank, and you most often bear its cost. Some banks also accept a report you have ordered yourself, if it meets their requirements. The value in the report may differ from the transaction price, which affects the LTV.
