Cooperative ownership right to a flat (spółdzielcze własnościowe prawo do lokalu)

A limited property right to a flat in the housing stock of a housing cooperative. Formally you are not the owner of the unit, but you can live in it, sell it, rent it out, pass it on by inheritance and encumber it with a mortgage.

New rights of this kind are no longer created, but existing ones are traded normally, and their sale requires a notarial deed. The unit may or may not have its own land and mortgage register — for a loan, the bank usually requires one to be opened so that the mortgage can be entered.
